       PHASE 1      

Preliminary Design

 

Document the existing house
• Measure and photograph the space
• Perform preliminary check of the existing mechanical and structural systems

Draw existing house plans

Check for any restrictions
• Zoning
• Neighborhood/ HOA easements

Explore various design options
• Size and shape of the new space
• Budget options
• Circulation/ layout ideas

Develop preliminary concepts
• Floor plans
• Exterior Elevations (if applicable)
• Perspectives

Develop Preliminary budgets
• Based on proposed design options

Design meeting with client
• Discuss/review all of the above items

Cost: $1000-$3000 +/-
(1-1.5 % of projected budget)

 

 


       PHASE 2      

Detailed Planning

 

Refine the design
• Size/ locations of rooms
• Window/ door locations
• Plan / elevation adjustments
• Kitchen & Bath details
Exterior refinements

On site review/ walk through
• With all involved parties including Project Manager, Plumber, Electrician, etc.

Assist with material Selections
• Material selections (cabinets, tile, countertops, etc.) to be made at Case office and alliance partner showrooms

Review client meetings
• Review progress and make necessary adjustments

Develop detailed drawings
• 1/4" floor plans/ elevations
• Detailed kitchen/ bath plans

Comprehensive contract
• Fixed price amount
• Schedule of progress payments
• Start/ completion dates

Cost: 7%
of projected construction cost (credited toward the total contract amount)

 


       PHASE 3      

Construction

 

Permits
• Permit drawings developed
Permits procured by Case

Forecast/ Flowchart
• Start/ completion dates
• Sequence of activities

Pre-Construction Meeting

Weekly meeting with the Project Manager
• Clear communication
• Review progress
• Collect progress payments

Project Management
• Thorough dust protection
• Order/ receive materials
• Lead carpenter on site
• Coordinate subs/ inspections

Final walk Through
• With Project Manager & Designer to review any unfinished details

Warranty Coverage
• Industry-leading 5-year warranty on Case labor
